The space
This home offers over 4000 sq ft of living space (on all three levels) on a quiet cul-de-sac, low traffic street that offers so many amenities and is perfect for your family.
Upper Level:
Master Bedroom - is truly a retreat with a king bed, fireplace, mirrored closet system, and full luxe bathroom with tile from wall to wall.
Bedroom 1 - queen bed, closet and plenty of room.
Bedroom 2 -has a queen bed, closet, desk and dresser and plenty of room.
Bedroom 3 - has a double bed, connection to the master suite, closet system
Full Bathroom on this level
Main Floor:
Large foyer open concept complimented by arched entryways and French doors, full laundry room, half bath, a large family room, TV and fireplace, living room/guest room with a futon, large windows/doors that lead to an outdoor deck. The kitchen is equip with everything you need for a large group of people. Off the kitchen is the formal dining room, leading into the living room/guest room.
There are large areas to gather but many quiet areas to take time for yourself. The backyard has a massive deck with outdoor furniture and loungers and it includes a heated in-ground salt water swimming pool with a patio area under a pergola, change room/pool equipment area. Pool is open from June to October.
The house backs near the Niakwa Golf Course!
Lower Level:
The lower level offers a great space for entertaining, equip with a bar, games area and entertainment area, there is a full bathroom on this level and pull out sofa.
There is a full office space/hobby room on this level.
Guest access
This house has 3 levels, you will have access to all 3 levels. There is a locked door and no access in the lower level (storage room). Guests can gain full access to the backyard from the deck or the side of the house. Please NOTE: The swimming pool is 5.5 ft deep at its deepest end, there is NO DIVING allowed. The swimming pool does NOT have a separate fence restricting access so you MUST provide supervision of children at all times.
Keypad is on the front door which allows access with a unique guest code that is reprogrammed each visit.
Other things to note
We ask that you abide the QUIET hours: weekdays 9pm-7am, weekends 9pm-9am, failure to respect our neighbours will results in a $100 fine from a noise complaint, a second complaint could cause immediate termination of the stay and cause for removal.
Do not take indoor furniture outside or rearrange any furniture inside or out (lounge chairs are an exception as long as they're put back after use). If something breaks or is stained, please message me right away because we may need to repair or plan to replace before the next guest arrives and need to plan for this when cleaning/changing over the house.
Please list all guests in the reservation for the integrity of the booking.
Outdoor cameras are active and recording for your safety and the safety of our property.
Lock windows and doors at check out or when you are leaving for the day!
